About The Role
Marcon's Income Producing Property team is actively seeking competent, experienced, and diligent individuals to fill the role of Residential Operations Manager. This role oversees the daily operations, resident satisfaction, and building maintenance across two brand new residential towers totaling 426 units. The first tower, with 215 units, will begin move-ins in early summer, and the second tower of 211 units will open in mid-2026. This position ensures both towers operate at peak efficiency while delivering an exceptional living environment. The role manages concierge staff and maintenance personnel, ensuring regulatory compliance, asset preservation, and service excellence.
Key Responsibilities
- Oversee daily building operations and ensure both towers remain safe, clean, and well-maintained.
- Work closely on building handover coordination and readiness for occupancy with property management, development and construction teams.
- Arrange and coordinate resident move-ins and move-outs.
- Supervise concierge staff and live-in building maintenance technician.
- Manage vendor relationships, contracts, and service level agreements.
- Stick-handle turnover leasing activities with operations team.
- Ensure tenant issues escalated beyond the concierge are addressed promptly and thoroughly.
- Coordinate preventative maintenance and capital projects with the facilities team.
- Perform minor repairs and light maintenance tasks as required.
- Maintain strong working knowledge of building systems to support and direct maintenance staff as needed.
- Monitor and manage operating expenses in line with approved budgets.
- Ensure regulatory compliance with all safety, fire, and building codes.
- Conduct routine inspections of common areas, building systems, and amenities.
- Prepare monthly reports on operational issues, resident concerns, and building conditions.
- Assist the Regional Property Manager in annual budgeting and forecasting.
- Participate in planning and execution of resident events or community engagement initiatives.
Qualifications
- Minimum 4 years of experience in residential property management or building operations.
- Proven experience managing residential buildings over 200 units; multi-tower experience preferred.
- Strong leadership skills with demonstrated ability to supervise and develop on-site staff.
- Familiarity with BC Building Code, fire and safety regulations, and residential tenancy laws.
- Excellent communication and conflict resolution skills.
- Strong vendor management and contract negotiation skills.
- Financial acumen with experience supporting operating and capital budgets.
- Yardi Maintenance IQ experience considered an asset.
- Ability to manage multiple priorities in a fast-paced environment.
- Experience working with property management software. Yardi experience considered an asset.
- Availability to respond to after-hours emergencies as required.
- Strong knowledge of landlord-tenant laws including the Residential Tenancy Act.
- Willingness to reside on-site and be available for after-hours emergencies as needed.

Our competitive compensation package has been designed to reward our employees' skills, competencies and performance that align with our culture. The compensation range for this role is $65,000 - $75,000 annually, plus rental subsidy (equivalent to 50% of a one-bedroom apartment unit). Free parking, storage + internet depending on candidate experience and qualifications.
