You’ll oversee both Property and Asset Management functions, bringing a strong owner’s mindset, sharp financial expertise, and deep market knowledge to scale our assets and cement Regional Group’s status as the property manager of choice.

Key Responsibilities:
People and Culture
Lead, mentor, and develop a high-performing team of property and asset management professionals.
Approve all staffing decisions within the department in collaboration with Human Resources.
Lead organizational transitions and transformations—both technological and cultural—while fostering a culture of collaboration, accountability, and continuous improvement across the organization.
General
Grow assets under management.
Strategic Asset Management
Lead the development and implementation of comprehensive asset management plans to optimize portfolio performance and value creation.
Conduct regular competitive market analyses to inform leasing, repositioning, and investment strategies.
Identify key performance indicators that will allow the team to monitor and respond to asset performance.
Monitor property-level and portfolio-wide performance and growth, including cash flow, valuation, and return metrics.
Property Management Leadership
Provide executive oversight to ensure the Property Management team maintains operational excellence, tenant satisfaction, and physical asset integrity across all properties.
Develop, implement, and maintain best-in-class policies and procedures for property operations, maintenance, and customer service standards.
Ensure all properties operate at peak efficiency and are market-ready at all times.
Financial
In collaboration with the Finance Team:
Lead the creation and approval of annual operating, capital, and leasing budgets; monitor budget adherence and recommend corrective measures as needed.
Conduct full lifecycle financial modeling and scenario planning to guide investment and capital decisions.
Oversee financial reporting processes including quarterly updates, annual business plans, and property valuations, ensuring accuracy and transparency for ownership and stakeholders.
Review and recommend financing options to ownership.
Leasing and Marketing
Collaborate with Leasing and Marketing Managers to develop strategies that drive occupancy, rent growth, and long-term tenant retention.
Approve and monitor leasing programs, tenant mix strategies, and capital improvements tied to leasing objectives.
Provide input on marketing positioning to support asset performance and brand visibility.
Investor and Stakeholder Relations
Serve as the primary point of contact for owners, investors, and strategic partners, ensuring consistent communication, transparency, and responsiveness.
Represent Regional Group within the real estate industry, including with investors, community partners, and government stakeholders.
Support due diligence efforts and integration planning for acquisitions and joint ventures.
Resolve tenant and owner relation issues that escalate above the Director of Property management level.
Technology Stack Optimization
Conduct comprehensive reviews of the technology stack utilized for managing business operations, with the goal of optimizing its usage and enhancing efficiency.
Sustainability Leadership
Serve as a champion and leader in the adoption of building sustainability objectives and certifications, ensuring alignment with corporate goals such as Net Zero, BOMA BEST, and greenhouse gas (GHG) reduction targets.
Industry Reputation Promotion
Promote the Regional Group’s reputation as a premier real estate and property management organization by actively supporting industry associations and collaborating with key industry partners.
About You:
Post-secondary education in business, real estate, finance or suitable professional training and experience as an alternative.
Minimum 10 years of progressive leadership experience in asset or property management.
Proficient in Microsoft Office suite and Yardi.
Effective oral and written communication.
Excellent organizational skills.
Proven ability to lead cross-functional teams and manage complex stakeholder relationships.
Strategic thinker capable of confidently leading a team.
Action and results oriented.
Highly organized, methodical, and disciplined in approach, ensuring consistent execution and quality outcomes.
