Summary:
The Property Administrator, Residential for Cushman & Wakefield | Stevenson has the passion and drive to work closely with and provide support to the Property Manager in the overall management of a residential portfolio. The Property Administrator is responsible for the day-to-day tasks that ensure the smooth delivery of services to clients and tenants. Day-to-day tasks include managing maintenance activities, maintaining filing systems, and preparing notices, documentation, and financial reports.
The Property Administrator, Residential reports directly to the Vice President, Multi-Family Property Management.
Required Skills and Abilities:
Post-secondary degree or college certification in any subject area is required.
2+ years of residential property administration experience required – ability to organize information electronically and paper-based; is detail and project-oriented.
Basic accounting knowledge and knowledge of building systems are considered an asset.
Experience using Yardi is considered an asset.
Ability to work effectively in a rapidly growing/changing environment with a high degree of resourcefulness and adaptability

Duties and Responsibilities:
Prepares leases, renewals, security deposit returns, tenant chargebacks, tenant claims, and other leasing duties as required.
Contacts Residential Tenancies Branch as necessary regarding evictions, claims, etc.
Assists Property Manager in preparing for meetings, and attends said meetings with the Property Manager as necessary.
Prepares and administers contracts for provision of property services such as cleaning, maintenance, snow removal and landscaping, etc.
Coordinates the implementation of repairs, maintenance and renovations carried out within all buildings in the portfolio, and monitors progress through to completion.
Ensures necessary purchase orders are issued, maintained and tracked.
Completes photocopying, scanning, saving/filing and emailing of weekly management reports as directed by the Property Manager.
Prepares and submits reports on general conditions, incidents and other aspects of the Residential portfolio in accordance with established procedures.
Follows up on weekly leasing and traffic reports as required.
Participates in preparing monthly financial statements and annual budgets.
Provides recommendations to the Property Manager on the most efficient use of time and equipment, in order to manage project costs.
Prepares tenant correspondence and notices as directed by the Property Manager.
Answers tenant inquiries as needed and provides assistance to tenants within the portfolio when required.
