They have knowledge of mixed-use and residential construction that supports Tricon's multi-residential strategy. The Project Manager, Commercial Construction plays a key role in all aspects of building projects. They are responsible for managing all aspects of the commercial construction process as part of our mixed-use development pipeline. The incumbent has strong organizational skills, an in-depth understanding of construction processes, and the ability to work with a variety of stakeholders, including contractors, architects, and internal teams. Essential Duties and Responsibilities: Oversee the entire process of tenant construction from start to finish, ensuring that work aligns with lease agreements, project timelines, and budget. Assume overall responsibility for managing the construction process, including defining project scope and identifying a critical path, establishing key milestones, and leading the timing of each construction stage. Act as the main point of contact between tenants, contractors, construction managers, architects, and internal teams to ensure smooth communication and resolve any issues that arise during the construction process. Review and monitor construction schedules, ensuring that milestones are met, and deadlines are adhered to and evaluate and prioritize projects based on business objectives and tenant requirements. Ensure that all tenant construction projects comply with local building codes, safety standards, and environmental regulations. Implement processes to monitor and maintain the highest quality of work. Track and manage project budgets, ensuring cost-effective solutions and that any changes are documented and approved and oversee the preparation and approval of retail construction project budgets, ensuring cost-effective solutions while maintaining the quality and scope of work. Review and approve change orders, invoices, and budget revisions. Review and approve all necessary permits and compliance documentation before and during the construction process and ensure all necessary permits, approvals, and inspections are obtained in accordance with local laws and regulations. Monitor project compliance with lease agreements and other contractual obligations. Conduct regular site visits to assess the progress of construction, ensuring that work is being completed on time, within budget, and according to specifications. Collaborate with internal teams (e.g., senior management, development, asset management, operations) and external stakeholders (e.g., municipal authorities, contractors) to ensure alignment of project objectives. Provide regular updates and reports on project status, including budget performance, timelines, and risks. Maintain accurate project documentation for tracking and future reference. Manage relationships with external vendors, ensuring contractors and subcontractors perform as per agreements and timelines. Stay current on construction industry trends, emerging technologies, and best practices. Implement process improvements to enhance efficiency, reduce costs, and improve project delivery. Determine the resources required to ensure all aspects of the project are managed appropriately. Manage consultant working drawing groups and meetings. Develop effective ways to measure and analyze the project’s progress. Qualifications: Proven ability to manage multiple projects simultaneously and meet deadlines. Proficient in Microsoft Office and project management software. Analytical problem solving with the ability to understand the overall big picture. Entrepreneurial perspective with a strong business acumen. Excellent communication skills, with the ability to work effectively with a wide range of stakeholders. Ability to remain resilient in the face of ambiguity. Demonstrate the ability to influence and build relationships across all levels of the organization. The willingness and ability to get hands on when needed to move a project forward or troubleshoot issues. Minimum Requirements: A minimum of 5-8 years Project Management experience. Bachelor’s degree in engineering or construction management. Experience in retail or mixed-use development projects in a fast-paced environment.
