Job Description: Position Purpose summary: This position provides assistance with the maintenance of all Crossroads Residential Services buildings exterior, interior and the surrounding grounds as well as Beaver Creek Camp. The incumbent will perform a wide range of skilled mechanical preventative maintenance tasks and building repair work; perform general upkeep of the external property; and provide required sanitation and cleaning. The incumbent is part of a team responsible for the provision of a safe and comfortable building environment for all clients and staff. Accountabilities: 1. Completes assigned facility work orders for repairs, maintenance, and preventative tasks in a timely and thorough manner, within the skillset of the incumbent. Completes regular reviews of the condition of the facility, on a timely basis, in conjunction with the supervisor. Conducts required readings on heating systems, including logging pertinent data in logbooks, in conjunction with the supervisor, per schedules. Resolves minor troubleshooting of building systems. Completes adjustments and required repairs, as assigned or by following instructions, to The Salvation Army standards and in accordance with maintenance procedures. Cleans, maintains, and services equipment and tools; performs maintenance on small engines; ensures proper storage As assigned by Supervisor, organizes, and maintains supplies required for site operation; takes inventory count. 2. Grounds Keeping Ensures the external property is in a safe and clean condition, in all seasons, for pedestrians and vehicles, by removing snow and ice from sidewalks and parking lots. Safely operates all assigned company vehicles and related equipment. 3. Administrative Responsibilities: Maintains and keeps organized supplies required for site operation and takes inventory count, as assigned by the supervisor. Completes daily logs and required records for all maintenance, grounds keeping, and custodial tasks performed each day. Follows established procedures and documentation for inventory tracking. Attends meetings as requested by the Supervisor. Completes, and renews as required, all Salvation Army mandatory training and training required for the position. May assist in preparing request for purchase order requisitions with all required backup as instructed. Communicate with vendors and contractors when required in consultation with supervisor CRITICAL RELATIONSHIP MANAGEMENT Internal: Team members, tenants. External: Contractors, vendors, and volunteers. MANAGERIAL/Technical Leadership RESPONSIBILITY: This role reports directly to Property Manager. No direct reports. May show others how to perform certain procedures. FINANCIAL AND MATERIALS MANAGEMENT: The incumbent has responsibility for the wise use of his/her own resources. May be authorized to handle small amounts of cash. WORKING CONDITIONS: Work is sometimes conducted in disagreeable conditions such as noise from equipment and shop tools. Working in confined spaces and heights (performing overhead maintenance and/or repair work up to 35 feet up), inclement weather and extreme temperatures (heat/cold) Exposure to toxic chemicals and electrical hazards Exposure to bodily fluids and dealing with angry people. Experience and Skilled Knowledge Requirements: A minimum of one (1) year of related experience in building operations, including heat plant, HVAC and general repairs (i.e., electrical & plumbing) In addition, aproximately six (6) months of experience in custodial duties Knowledge and ability to use computers and related technology, i.e., Outlook, Word Processing, creating and managing EXCEL spreadsheets. Skills and Capabilities: Respect and understanding of The Salvation Army – its mission, culture, and values. Able to proficiently perform necessary maintenance tasks in all, or some, of the following areas: plumbing, electrical, drywall, painting, carpentry. Can safely and efficiently operate company vehicles and machinery (i.e. grass mowers, snow blower, snow brush, All Terrian Vehicle (Brutus) with various PTO attachments, floor scrubber, extractor, powe washer, commercial washer and dryer, snow plow and ride on mower.) Strength and agility, and able to endure frequent walking, bending, lifting heavy materials (up to 30 lbs), as well as ability to stand for extended periods, especially in performing groundskeeping duties (i.e., raking leaves, grass cutting, snow shoveling.) Comfortable climbing on, and working off, ladders at various heights (painting, dusting, changing light bulbs, cleaning eavestrough, pruning trees), as well as performing various maintenance and cleaning tasks from an elevated platform (30+ feet above ground.) Able to attend to the worksite outside of regular schedule, including very early hours (4:00 am) in all weather conditions (i.e., clearing snow during heavy snowfalls.)
