The Role:
Reporting to the VP, Communities, the Director, Sales & Marketing will oversee the execution and ongoing development of Highstreet’s brand strategy, sales initiatives, and marketing campaigns. This role is well suited for a proven leader who combines creativity with a results-driven approach, and who is passionate about brand building, customer engagement and team leadership.
This is a new role for Highstreet, created to help us expand further in a competitive housing market. Over the next 3 years, we plan to sell in excess of $300 million in condos and lease up approximately 1,200 homes, with over 2,000 homes still to come. We are looking for a Director who is ready to help us meet these ambitious goals in a challenged market environment.
Roles and responsibilities:
Leadership, management and accountability for the internal and external Sales & Marketing teams, ensuring alignment with Highstreet’s values and business objectives.
Develop and execute Highstreet’s marketing strategy, including brand positioning, campaigns, and events across all condo and rental communities.
Support the evolution of the Highstreet brand identity, to ensure it is consistent, memorable and accurate.
Design and implement data-driven customer acquisition and retention campaigns (digital, print, events etc.) that highlight our unique qualities and values.
Monitor sales performance and campaign effectiveness, using data to drive continuous improvement.
Create initiatives that spotlight customer experiences, share success stories, and strengthen community connections.
Build collaborative relationships with internal teams, external agencies, and industry partners to extend reach and impact.
Monitor market trends and competitor activities to recommend strategies for growth and differentiation.

Qualifications & Competencies:
7-10 years of progressive experience in Sales and Marketing, with at least 3-5 years in a leadership role.
Proven experience in residential real estate, development, or related industry.
Established track record of leading teams, driving sales and executing effective marketing strategies.
Exceptional communication and storytelling skills.
Analytical mindset with the ability to turn data into actionable insights.
Passionate about sustainability, innovation, and community impact.
Skilled in digital and traditional marketing methods that support pre-sales, leasing and customer engagement in residential development projects.
Compensation Package:
Annual Salary: $140,000-$170,000 depending on experience.
The posted salary range reflects our target base salary for this role. Most successful candidates are offered salaries near the midpoint of the range, based on their experience and qualifications.
Annual Bonus: Highstreet pays an annual bonus based on company performance. A typical bonus for a Director is approximately 42% of annual salary. Determined annually, the bonus could be more or less depending on results.
Investment Opportunity: Highstreet encourages all employees to share in our success by offering the opportunity to invest in the projects we build and operate. To encourage employee investment, Highstreet matches employee investment at 50% up to 20% of annual salary (i.e. for every $1 invested by the employee, Highstreet invests $0.50 on the employee’s behalf). The investment is TFSA and RRSP eligible.
