We’re looking for a motivated Asset Manager who will contribute to the day-to-day management and analysis of a growing portfolio. In this role, you will be a critical member of the Asset Management team that leads the development and implementation of the asset strategies for a portfolio of 10,000+ residential rental units in Canada. This successful candidate will be a motivated, self-starter with a passion for real estate. Skills required in this position include a strong work ethic, well developed analytical and interpersonal skills and a team-oriented approach. 
RESPONSIBILITIES 
Planning & Strategy
Provide strategic portfolio planning and prepare asset plans to drive value creation and risk mitigation.
Assess strategic opportunities for various assets and investments, including developing revenue enhancing and cost reduction strategies.
Assess financial and operational performance of assets on an ongoing basis and ensure established objectives are met. Identify potential solutions to mitigate unfavourable variances.
Evaluate historical and projected operation performance and participate in the preparation of annual budgets and performance targets.
Take on an advisory role in pre-development pipeline and foster collaboration between internal groups to ensure smooth transition from development to IPP.
Valuation & Analysis
Work with analysts to build and maintain cash flow and valuation models in Argus Enterprise.
Prepare analysis and reports for various internal committees as required.
Work with internal teams during acquisition, disposition, and development phases and participate in the due diligence process.
Lead appraisals and take an active role in the valuation process.
Evaluate return performance of assets and compare with market benchmarks.
Research, Presentation & Reporting
Lead market research to support hold/sell strategies.
Evaluate new technology, capital projects, value enhancing initiatives and their near and long term impact on the portfolio.
Lead the preparation of monthly, quarterly, and annual performance reporting for internal and external clients.
People Leadership:
Mentor analysts to develop a deep understanding of Asset Management best practices.
Guide and motivate Operations, Leasing and other internal teams to drive the execution of asset plans.
Direct workflow, assign and delegate work and/or projects appropriately.
Participate in supervisory functions including staff admin processes (contribute to performance evaluations, etc.).
QUALIFICATIONS
Minimum of 3 years experience gained from a similarly positioned role in commercial and/or residential asset management, investment analysis, brokerage or appraisal.
University education in a related discipline such as finance, real estate or accounting.
Advanced Excel skills and expertise in calculating real estate returns and investment performance.
Proficiency with Argus Enterprise experience is an asset.
Proven track record for building and maintaining effective working relationships with a variety of internal and external stakeholders.
Possess effective interpersonal communication and listening skills.
Great analytical and problem-solving skills that can work through ambiguity resulting in decisive recommendations. Experience driving solutions for a variety of complex financial, legal and contractual problems.
Willingness to travel to conduct site visits, attend client meetings, industry events to conduct inspections, support initiatives, and engage with stakeholders.
