Project Manager – Residential & Commercial Garage Door and Gate Installation
Harbour Door Services has been serving Victoria and the surrounding area since 1986, providing sales and service of overhead doors, electric door operators and residential and commercial gate systems.
Our track record of success attracted the attention of Dakwakada Capital Investments (DCI), which purchased Harbour Door Services in 2022, further strengthening its presence in the overhead door sector, which includes overhead door companies in Kelowna, BC and Whitehorse, Yukon. DCI is a privately owned investment firm in Whitehorse, Yukon that owns and operates a portfolio of business assets for the Champagne and Aishihik First Nations (CAFN). 
Position Summary
Reporting to the Branch Manager, the Project Manager is a key member of the Harbour Door Services leadership team and is responsible for overseeing all aspects of garage door and gate installation projects.
The Project Manager ensures that projects are delivered safely, on time, within budget, and to the company’s quality standards. This role requires strong communication, planning, and coordination skills to effectively manage customers, suppliers, subcontractors, and internal teams.
Key Responsibilities
Project Planning and Execution
- Manage multiple projects simultaneously, from award through completion and customer handover, ranging from single residential installations to complex commercial projects.
 
- Develop detailed project schedules, budgets, and work plans.
 
- Review project scope, drawings, and specifications to ensure technical accuracy and completeness.
 
- Coordinate procurement of doors, operators, hardware, and access control systems.
 
- Prepare work orders and coordinate installation schedules with operations and field teams.
 
- Ensure all project milestones and timelines are met through proactive management and communication.2.
 
Financial and Contract Management
- Review project estimates and confirm alignment with awarded scope.
 
- Track costs and change orders, ensuring all additional work is documented, approved, and billed appropriately.
 
- Prepare monthly Work in Progress (WIP) reports for the Branch Manager and Finance team.
 
- Monitor project profitability and identify cost variances or risks early.
 
- Support accurate project invoicing and follow up on outstanding receivables where required.
 
Customer Relations & Communication
- Develop and maintain positive relationships with customers, consultants, engineers, and general contractors.
 
- Serve as the primary point of contact for select projects, ensuring clear and timely communication on progress, challenges, and milestones.
 
- Address issues promptly and diplomatically to maintain trust, satisfaction, and repeat business.
 
- Provide proactive communication throughout the project lifecycle, including schedule updates, scope adjustments, and completion confirmations.
 
- Represent Harbour Door Services with professionalism and integrity at all times.
 
Team Coordination and Leadership
- Work closely with Sales and Operations teams to ensure smooth project handoffs and information flow.
 
- Support field technicians and installers with clear instructions, drawings, and site details.
 
- Coordinate subcontractors, ensuring performance and compliance with contract terms.
 
- Mentor junior team members and contribute to the continuous improvement of project delivery processes.
 
Reporting and Documentation
- Maintain complete and organized project documentation, including contracts, drawings, submittals, RFIs, and change orders.
 
- Prepare progress reports for management, summarizing project performance and issues requiring attention.
 
- Update CRM and project tracking systems to ensure current and accurate records.
 
- Support post-project evaluations to capture lessons learned and improve future performance.
 
Requirements
- 3–5 years of project management experience, ideally in garage doors, gates, ICI construction, or mechanical/electrical contracting.
 
- Proven track record managing commercial and residential projects simultaneously.
 
- Strong understanding of construction documents, contracts, and scheduling tools.
 
- Ability to read and interpret blueprints and technical drawings.
 
- Proficient with project management software, CRM systems, and Microsoft Office Suite.
 
- Demonstrated organizational skills with attention to detail and time management.
 
- Strong communication and negotiation skills, with the ability to manage multiple stakeholders effectively.
 
- Sound financial acumen and understanding of margin management.
 
- Valid Class 5 Driver’s License and clean driver’s abstract.

Working Conditions
- Based primarily in our Victoria, BC office, with regular visits to customer and job sites.
 
- Standard workweek Monday–Friday, with occasional overtime or evening work to meet deadlines or site schedules.
 
- Combination of office and field work, with frequent communication with customers, vendors, and installation teams.
 
- Must adhere to all company and site-specific safety procedures.
