Our Building Group is looking to add a Commercial Manager to the team, based in Ottawa.
The Commercial Manager will be responsible for:
Tendering on unsecured work (Jointly with Estimator)
Receive Q&A, distribute and issue addenda/amendments
Complete bid-levelling exercises, including scope gaps/overlaps
Review and recommend successful bidder(s) with rationale to project team
Obtain Schedule A and compilation contract: short form, long form
Distribute executed subcontracts internally and distribute Schedule A
Subcontracts
Issue letters to unsuccessful bidders following Subcontract awards
Draft/prepare subcontracts (scope, flow-downs, exhibits)
Review and treat requests for contractual amendment from subcontractors in consultation with department and legal
Budget/Financial Management & Accounting
Lead change/claim documentation
Participate in the monthly progress report and update on schedule events and changes
Communication (Commercial/Contractual)
Produce and submit delay notices
Maintain the Claims log (events, changes etc.)
Maintain Notices/Letters log (trigger dates, responses, actions)
Quality Management (Process Performance)
Track and log RFIs for timeline impact
Control & report submittal turnaround performance - Shop Drawings, RFI’s, Change Orders
Ensure impacts are illustrated into the master schedule and produce supporting narrative
Contracts Management
Issue Notices of Back charge when applicable
Record, compile, and regularly present back charges to subs
Change Management
Receive, file, and distribute Change Orders
Be responsible for submitting Changes Price to Owner on time
Follow up with subs to obtain timely pricing with Estimator
Establish the general account (EBC costs) in consultation
Evaluate subcontractor prices (scope, rates, mark-ups, schedule)
Prepare draft change requests for internal review
Submit change(s) to Owner’s representative with backup
Monitor all changes and maintain the change log (register, status, aged items)
Return client comments to subs; coordinate revise-and-resubmit
Review and master drawings/specs to identify risk, change triggers, and compliance requirements impacting cost/time
Schedule & Planning (Commercial Interface)
Work closely with scheduler to ensure Change, Instructions, RFI are integrated into schedule with impact illustration
Monitor the flow of information and delay (RFI, CO etc.)
Requirements
Bachelor’s degree in Construction Management, Civil Engineering, Business Administration, Finance, or a related field
A minimum of 8 years of experience in the construction industry, including at least 5 years in a senior commercial or contract management role within a general contracting environment
Proven experience managing the commercial and contractual aspects of large-scale construction projects
Strong understanding of contract models such as CCDC, PPP, DB, DBF, and DBFM
Demonstrated ability to review, draft, and negotiate contracts, manage risk, and oversee claims and change management processes
Excellent financial acumen with experience in project budgeting, forecasting, cost control, and performance reporting
Solid knowledge of procurement, subcontractor management, and vendor negotiations.
Strong leadership and communication skills, with the ability to collaborate effectively across operations, finance, and executive teams
Strategic thinker capable of identifying commercial opportunities and risks to support project and organizational objectives
Detail-oriented, analytical, and solutions-driven, with strong negotiation and decision-making skills
Bilingualism (English/French) is an asset
Willingness to travel to project sites as required
