The Executive Director, Asset Management is a senior leadership role within the University of Toronto’s Space and Experiences team, reporting to the AVP, Spaces and Experiences and managing a team that consists of a Director of Asset Management, Director of Leasing, Ecosystem Director, Assistant Director of Accounting, Leasing Analysts and Real Estate and Investment Associates. This position is responsible for overseeing the strategic, financial, and operational performance of the University’s income-producing and mission-aligned Spaces and Experiences and real estate assets. As Toronto continues to experience rapid growth and urban intensification, the University’s land holdings face increasing external pressures and opportunities. The Director is tasked with ensuring that these finite real estate resources are optimally stewarded to support the University’s long-term academic vision while delivering institutional value and resilience.
The Executive Director plays a key role in aligning asset strategies within the Spaces and Experiences portfolio with evolving campus needs and market conditions, real estate operational partnership management, lease management, occupancy and operational optimization, capital planning, and value creation across a complex portfolio. This position will work in close collaboration with the investment and development and teams within the Real Estate group and more broadly with the Execute Director of Operations within the Spaces & Experiences team as well as across the broader Spaces and Experiences portfolio.
Operating in a high-performing team environment, the Executive Director must lead multiple initiatives simultaneously while providing mentorship and oversight to Directors, Associates, and Analysts on the asset management team. The role requires frequent engagement with executive stakeholders, including the Managing Director, Real Estate, AVP Spaces & Experiences, Vice-President of Operations and Real Estate Partnerships, and Chief Financial Officer. The ability to influence senior decision-making through clear, data-informed recommendations is essential. The role will also require external facing touchpoints with the institution’s partners and broader real estate market.
Essential Qualifications:
EDUCATION:
- A bachelor’s degree in business administration, Finance, Real Estate, Economics, Urban Planning, or a closely related field is required.
- A master’s degree in business administration (MBA), Finance, or Real Estate, or Professional certification or training in real estate finance (e.g., CFA, CPM, CAIA, ULI, or CCIM) is considered an asset.
EXPERIENCE:
- A minimum of 10 years of progressively senior experience in asset management and real estate underwriting, leasing, or operations, ideally within an institutional, or complex real estate multi-asset class platform, with a minimum of 5 years in a senior leadership role within asset management
- Experience in capital planning and portfolio level management across a portfolio that includes a mix of different asset classes. Direct asset management experience across a multi-residential or student housing portfolio would be a benefit.
- Demonstrated leadership experience managing cross-functional teams, with a track record of mentoring, performance development, and fostering analytical excellence.
- Proven experience in portfolio and asset performance analysis, including NOI modeling, amortization schedules, capitalization rates, and debt structuring.
- Experience navigating complex regulatory, legal, and stakeholder environments, including work with joint ventures, land-use policy, or institutional governance structures.
- Familiarity with market data benchmarking tracking, incorporating real-time trends into strategic planning and recommendations.
SKILLS:
- Direct asset management experience in a mixed-use portfolio that includes operational excellence and capital planning. Direct experience in a portfolio that includes multi-residential product and / or student housing.
- Direct capital planning experience across multiple asset classes that includes multi-residential product and / or student housing.
- Awareness and / or experience in leasing including retail, office and / or life sciences or other alternative asset classes
- Advanced proficiency in financial modeling, including Excel-based DCF analysis, NPV/IRR scenarios, and sensitivity testing.
- Exceptional command of the Microsoft Office Suite, especially Excel, PowerPoint (for executive presentations), and Word (for high-impact reporting).
- Strategic communication skills with the ability to present complex financial insights to senior leadership and governance committees in a compelling, accessible manner.
- Strong organizational and project management skills to drive high-stakes, multi-stream initiatives forward under tight deadlines.
OTHER:
- Deep understanding of real estate market fundamentals, capital lifecycle planning, and institutional investment strategies.
- Ability to navigate ambiguity and adapt quickly to evolving market conditions, shifting internal priorities, and stakeholder expectations.
- Strong capacity to influence without authority, collaborating across academic, operational, and external partner landscapes with diplomacy and strategic foresight.

- High ethical standards and a track record of discretion in handling confidential and sensitive institutional information.
