Reports to Cress Housing Maintenance Manager
Position Summary:
Cress Housing is an affordable housing corporation that owns 400 units, a mix of single and multi-family units, and additional units under management to support local housing initiatives. Both subsidized and non-subsidized housing aim to provide low to moderate-income Indigenous families with affordable accommodations. The Maintenance Technician is responsible for ensuring the safe, efficient, and well-maintained operation of affordable housing properties. This role involves performing a variety of maintenance tasks which includes preparing surfaces, selecting appropriate materials and applying painted finishes ensuring a high standard of aesthetics and protection, minor repairs, and preventive maintenance activities ensuring the comfort, safety and satisfaction of residents. All done to be in a timely manner to meet project deadlines. This role is primarily working on-site within Saskatoon with periodic shop attendance as required. Candidates must have a suitable vehicle for daily work use, a re-imbursement is payable each month, captured via an app on a work issued cell phone. The Maintenance Technician is an integral part of the property management team and contributes to maintaining a high standard of living for residents.
Responsibilities:

Maintenance and Repairs: Conduct routine inspections of buildings, units, and common areas to identify and address maintenance and repair needs promptly. Perform repairs and maintenance tasks, including minor plumbing, extra-low volt electrical circuits, carpentry, painting, heating and HVAC systems, assemble, install and/or repair facility furnishings and fixtures ensuring safe and functional living conditions for residents. Perform minor electrical repairs such as replacing switch plates, plug ins and light fixtures, minor plumbing such as replace worn or leaking tap washers, toilet tank floats and valves, faucets and shower heads. Perform and/or troubleshoot minor repairs on appliances, troubleshoot minor repairs of hot water tanks.

Painting: Clean, sand and scrape surfaces to remove old paint and debris, Fill cracks, holes and joints with appropriate materials. Apply primers or sealers to prepare new surfaces for finish coats. Apply paint, varnish, and other finishes with an appropriate number of coats to achieve the desired coverage and finish.

Tenant Work Orders: Respond to tenant work orders in a timely and courteous manner. Address maintenance concerns raised by residents and staff to strive to resolve issues efficiently while ensuring resident satisfaction.

Preventive Maintenance: Perform regular preventive maintenance tasks to prolong the life of equipment, appliances, building systems and conducting routine inspections. Inform the Maintenance Supervisor when major work is required. Complete annual inspection of all properties in the STC portfolio. Occasional landscaping, spring yard clean up and tree trimming. Maintain exterior finishes such as eaves troughs, grounds on vacant units such as garbage clean up and removal, grass cutting etc, primarily when requested and for elderly residents and those with limited or poor mobility.

Safety and Compliance: Maintain a safe and hazard-free environment for residents and staff. Adhere to safety protocols and regulations while performing maintenance tasks. Ensure compliance with all relevant building codes, regulations, and affordable housing program requirements. May work with contaminants as oils, solvents, and paints therefore wear PPE as provided by Cress Housing, subsidy available for safety footwear.

Documentation: Maintain accurate records of maintenance activities, repairs, and service requests in Yardi (property management software) and closing off work orders. Keep detailed documentation of repairs, parts used, and expenses incurred as per finance policies. Assist in maintaining an organized inventory of maintenance supplies and equipment.

Team Collaboration: Collaborate with property management staff, contractors and vendors to coordinate and oversee maintenance projects, repairs, and improvements. Communicate effectively with colleagues to ensure seamless property operations includes Code of Conduct. Participate in training sessions, workshops and short courses for the purpose of upgrading skills, an ability to work with minimum supervision and keeping informed on new department and position related developments.

Tenant Relations: Interact professionally and respectfully with residents while performing maintenance tasks. Provide exceptional customer service and address resident concerns with empathy and professionalism.

Emergency Response: Be available for rostered on-call as needed, responding promptly to emergency maintenance requests outside of regular working hours.

Perform other related duties and tasks as defined within the scope of this role and assigned by the Maintenance Manager or designate on an as and when required basis.
Education and Experience:
- High School Dip or Vocational technical training in property maintenance is desirable with with 3 years related work experience. IP Red Seal carpentry or plumbing welcome.
- The maintenance technician must possess a mechanical aptitude to perform the duties needed for this role with previous experience in affordable housing settings.
- Proficiency and knowledge in a variety of maintenance skills including minor plumbing, carpentry, painting, ELV electrical practices.
Knowledge, Skills and Abilities:
- Strong problem-solving skills and ability to troubleshoot maintenance issues effectively.
- Knowledge of hazards, workplace safety protocols, safe lifting and handling procedures, building codes and regulations related to maintenance and repair work.
- Excellent written, verbal communication skills, able to connect and relate with our residents and colleagues.
- Ability to manage your timekeeping effectively, prioritize tasks and problem solve independently.
- Strong technical/computer skills essential, familiarity with Yardi management software tool an asset.
- Ability to operate hand and power tools commonly used in building maintenance.
- Willingness to learn, additional development training and adapt to new techniques and technologies in the field.
- Must be available for rostered after hours on-call duties and emergency response as needed.

Other:
- Must possess a valid driver’s license (class 5) with a clean abstract, have reliable and suitable transport.
- Must provide a current, original, Canadian Criminal Record Check (CPIC) as a condition of employment.
Physical Demands: Includes standing for prolonged periods, bending, crawling into awkward spaces, pulling, pushing, climbing ladders to various heights, lifting and carrying objects safely up to 50 pounds.
