Based at Carrefour de la Place Longueuil and reporting to the Senior Director, Operations – Shopping Centres, the Shopping Centre Director is responsible for planning, organizing, and overseeing all activities related to property management, ensuring the physical and financial health of the asset while maintaining positive and harmonious tenant relationships.
Ensure the effectiveness and continuous updating of administrative policies and procedures related to assigned responsibilities.
Communicate the organization’s strategic directions to the staff under your supervision.
Set annual objectives aligned with strategic priorities, and oversee, develop, and train the personnel under your responsibility.
Conduct annual performance evaluations for your team members.
Prepare and administer annual operating budgets, and participate in variance analyses in collaboration with the accounting department.
Manage vendor accounts, tenant billing, and building-related operating expenses.
Negotiate, finalize, and supervise various service contracts for the property under your responsibility.
Ensure effective cost management to remain within established budgets.
Ensure that infrastructure, equipment, and mechanical systems are maintained or upgraded according to industry best practices and manufacturer recommendations.
Provide guidance on project prioritization in capital planning and assist in preparing capital expenditure budgets for the property.
Ensure the safety of occupants and visitors, the implementation and updating of emergency measures, and compliance with building regulations.
Ensure ongoing compliance with applicable standards and all governmental regulations for the property under management.
Support the leasing team and ensure lease compliance.
Develop and maintain strong, long-term, trust-based relationships with tenants.
Approve tenant fit-out plans in collaboration with the construction and projects department.
Coordinate tenant fit-out work with the construction and projects teams.
Oversee the smooth delivery of leased premises.
Supervise and support rent collection efforts.
Perform any other related duties.
Qualifications
Hold a bachelor’s degree, preferably in engineering, urban planning, or architecture, or possess equivalent experience.
Have a minimum of six (6) years of experience in a similar role.
Hold one of the following certifications: CFM, FMP, or RPA.
Proficient in Microsoft Office Suite.
Strong knowledge of Yardi software (an asset).
Familiarity with a CMMS system and prior participation in its implementation.
Strong understanding of accounting and budgeting processes.
