QuadReal: Excellence lives here. www.quadreal.com Operations Supervisor Reporting to the Operations Manager, Operations Supervision is an senior building operations position responsible for providing oversight, advanced operation, inspection, repair, and maintenance. The primary objective of the Operations Supervisor is to ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational and cost-efficiency. Responsibilities: The primary responsibilities of the Operations Supervisor include: Supervise operations staff including developing schedule, assigning overtime, managing performance issues, leading regular team meetings to maximize engagement and communication within the team Overseeing and documenting preventative maintenance (using Angus System) and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems; Electrical systems modifications; HVAC unit replacements and upgrades Management of energy and utility consumption with strong focus on consumption reduction and target setting and tracking results; Review consumption trends regularly with operations staff and explain and troubleshoot variances and abnormalities Utilize the building management system to achieve energy and utility reductions Conducting/assisting with environmental assessments and ensure reporting requirements are fully met; Manage and respond to environmental risks and hazards Implementing the corporate occupational health and safety program; ensure that Health and Safety procedures are in place and are being strictly followed, lead OH&S committee and document meetings and inspections; management of waste, recycling and hazardous materials; Continual monitoring and maintenance of computerized control systems (including Fire Alarm system, BAS); Building Automation system upgrade and replacements ;Fire Life Safety system upgrade and replacements Tenant improvement construction management; Ensure sound curtain wall, structural and roof maintenance; Review daily tenant work order/service call reports and respond to tenant service requests as required; Ensure staff provides written feedback to all work orders & further verbal explanation if required Perform life cycle costing exercises; Conduct insurance and risk management inspections, remedial actions and reporting; Assist Operations Manager in preparing annual operations and capital project budgeting and creating ‘wish list’ of proactive suggested projects with specific information regarding costs; Liaise with regulatory or civic authorities as required; Provide sound technical or administrative advice to internal and external clients; Remain current and up to date with new industry practices, legislative changes and new technologies; Act as a member of the property leadership team in developing and promoting superior levels service and continually looking for opportunities for improvements within the building; Convey a professional demeanor to tenants, staff and public at all times both in appearance (professional dress is required) and in presentation (i.e email, telephone etc) Participate in tenant and staff community-support events as appropriate Participate in Weekly on-call rotation if/when required Other assigned duties. Qualifications: Technical Qualifications - The Operations Supervisor shall have the following technical qualifications or industry equivalency: Relevant industry facilities, operations, or trades experience with mechanical and architectural knowledge in a fast-paced customer service driven class AAA asset is required. A valid driver’s license is required. Intermediate-level skills in Microsoft Office is required. Intermediate-level skills in Yardi is required. Power Engineering 4th Class (or higher) certificate is required. Minimum of 8 years’ experience in a building operations/supervisor position. Advanced BMS technical training and or experience is required. Technical Certificate or Red Seal tradesperson, RSE. would be desirable but not required. Communication & Relationship Skills / Personal Character Traits- Ability to communicate effectively and professionally, both oral and written, with all levels within the company; mature and self-motivated team player who is committed to personal growth and ethical integrity. Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment. Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion, sound administrative and organizational skills. Utilize SharePoint, and QuadReal's naming structure to ensure all files are stored safely and easily accessible for all team members.
