The Role
District Group is seeking a motivated and customer-focused Residential Leasing Agent to work with our property management team on a 6 month contract with the possibility of extension . In this role, you will be responsible for marketing and leasing a 120 unit rental residential apartment complex in Westbank, BC, guiding prospective tenants through the leasing process, negotiating lease terms, screening prospective tenants and ensuring a seamless move-in experience. You will serve as the first point of contact for potential renters, providing excellent customer service while meeting leasing goals and ensuring optimal occupancy rates for the property. You will also be expected to provide reporting, analysis and recommendations.
The agent will report directly to the Director, Property Management Operations, and will be an experienced and dedicated agent with 3 - 7 years of real estate leasing or sales experience with extensive Okanagan real estate market knowledge. Strong communication and people skills are required with frequent interactions with prospective tenants, property management and executives.

Hourly Rate: $28 - 30/hour

Schedule: Hours and days of the week may vary with weekend work expected. 30 - 40 hours a week expected.

Key Responsibilities
The Contract Residential Leasing Agent will be responsible for, but not limited to, accomplishing the following:
• Prospecting and Lead Generation: Actively seeking out potential tenants through various channels like online listings, property tours, and marketing initiatives.
• Conducting Property Tours:Conduct property tours and open houses, answer inquiries, and highlight the features and benefits of available units.
• Marketing and Outreach: Work closely with management and marketing team to create and implement marketing strategies including online listings, digital advertising, e-mail marketing and signage
• Tenant Screening: Process rental applications, verify applicant information and references, and conduct
background and credit checks, to qualify prospective tenants based on established criteria
• Lease Management: Prepare and execute lease agreements, ensuring all terms comply with company policies and legal requirements.
• Lease Negotiations: Discuss lease terms with prospective tenants, including rent price, move-in dates, and other conditions.
• Customer Service: Address tenant lease concerns, provide move-in/move-out assistance, and maintain positive relationships with residents.
• Property Inspections:Conduct walkthroughs before move-in and after move-out to document unit conditions.
• Administrative Tasks: Maintain accurate records, track leasing activity and provide detailed reports and analysis to management.
Skills \& Experience
• 3 -- 7 years' experience in residential leasing, real estate, or sales
• Excellent communication, negotiation and interpersonal skills
• Exceptional customer service with a focus on providing a positive and helpful experience for prospective tenants, tenants and guests throughout the leasing process
• Knowledge of Okanagan rental market, specifically Westbank, West Kelowna and Kelowna, with understanding current market trends, rental rates and local regulations an asset
• Knowledge of the BC Residential Tenancy Act and leasing regulations
• Excellent organizational and time management skills, managing multiple leads, appointments and lease document processing efficiently
• Intermediate Microsoft 365 skills
• Ability to work independently and meet leasing objectives
• Strong reporting and data gathering skills
• Proficiency in Microsoft Office
• A valid driver's license and reliable transportation required
