Project Manager - Building Envelope

Plan, lead, and drive the project from its current stage to completion --- on time and on budget
Coordinate with internal teams, subcontractors, and consultants to ensure deliverables and quality standards are met
Oversee Time \& Material (T\&M) activities and follow internal protocols for documentation and reporting
Ensure effective milestone tracking, scheduling alignment, and project health through close collaboration with the scheduler
Lead communication with:
A third-party client-appointed management company (complex stakeholder relationship)
Building envelope engineers and design consultants
Residential unit owners and tenants --- manage notices, access, satisfaction, and unit sign-offs
Supervise the site team including the Superintendent, Foreman, and a virtual project coordinator
Provide guidance and direction to virtual engineers and internal departments (Safety, Finance, Estimating, HR)
Ensure issues on-site are escalated and resolved efficiently
Leverage SiteMax (with support from a virtual coordinator) for managing reports, RFIs, submittals, and meeting documentation

Experience \& Education:

4--5 years of experience in construction project management (preferably in building envelope projects)
University degree or construction-related diploma preferred --- equivalent experience is strongly considered
Strong familiarity with BC Building Codes and local construction regulations

Technical Skills:

Experience in budgeting, contract reviews, and cost control
Ability to read construction drawings and coordinate with engineers
Proficiency in SiteMax or other project management tools (hands-on data entry not required)

Soft Skills:

Outstanding communication and stakeholder management
Leadership, negotiation, and decision-making abilities
Empathy and professionalism when working with residents and client-side representatives
Time management and the ability to stay calm under pressure
Salary: $90,000--$100,000 annually
