About the role:Fitzrovia is seeking an Associate Director, Marketing to lead property and corporate-level marketing in Montreal. This role spans from pre-construction to stabilization marketing, requiring innovation, creativity, and a bold approach to challenge industry norms. The ideal candidate is a passionate self-starter with a problem-solving mindset and a drive to push boundaries.
This position offers cross-functional collaboration with development, construction, operations, investments, and accounting teams, providing exposure to all aspects of rental development. As we are a highly collaborative team, this role is full-time in-office, and the successful candidate will be required to work in the office Monday to Friday.
Regular travel to Toronto is required. Responsibilities:Strategic oversight of the multi-family marketing program across the Quebec portfolio, ensuring alignment with company goals and objectives. Approve and refine strategic marketing plans and campaigns created by the marketing team, focusing on differentiation, increased market share, and revenue optimization.
Review and approve all marketing operating and CapEx budgets prepared by Marketing Managers, regularly monitoring financial performance to ensure adherence to budgets and achievement of marketing goals. Ensure consistent adherence to branding standards across all platforms and public-facing materials. Supervise all marketing team members in Quebec and work with Human Resources to effectively recruit interview, hire, orient, and train employees.
Manage employee performance in accordance with Company policies, values, and business practices. Facilitate professional growth for the marketing team by organizing learning opportunities, such as competitor tours, best practice reviews, and internal playbook evaluations, to enhance execution quality. Serve as the final approver for marketing invoices, ensuring that all expenses are meticulously recorded.
Track and analyze key marketing metrics (e.g., conversion rates, click-through rates, CPM) and provide actionable insights during marketing and leasing meetings to optimize results. Review weekly reports prepared by Marketing Managers and Coordinators on tours, prospects, leases, and ad performance. Offer strategic feedback to improve campaign effectiveness and optimize lead generation.
Oversee the preparation and review of monthly lease-up reports for investors, ensuring conclusions and recommendations are data-driven and actionable. Ensure that the marketing team performs regular audits of campaigns on websites, Internet Listing Services (ILS), and tour booking forms, identifying opportunities for improvement. Stay informed of industry trends, recommending and implementing emerging technologies (e.g., AI tools, advanced lead generation platforms) to maintain a competitive edge.
Provide professional French translation services for English marketing copy, ensuring localized messaging resonates with the target audience in Quebec. Lead the preparation of award submissions by ensuring the highest quality content, design, and presentation to maximize recognition. Oversee adherence to marketing standards, checklists, playbooks, and timelines, ensuring a consistent and efficient workflow.
Strengthen partnerships with internal teams, including leasing, property management, asset management, and leadership, to optimize asset performance and marketing strategies. Regularly perform detailed analytics comparing company performance against direct competitors and the overall market, using findings to inform strategy and identify opportunities for growth. Other tasks and responsibilities as assigned by the VP, Marketing.
Qualifications and Experiences:University degree in marketing management, business, or a related field7 - 10 years of professional marketing experience Experience in multi-family marketing is considered an asset
Extremely analytical -- an industry leader and up to date on rental market data and trends
Excellent communicator both in written and oral forms and an ability to articulate goals and requirements
Strong presentation skills
Experienced in MS Office Experience in Adobe Creative Suite (Photoshop, Illustrator, and InDesign) applications is considered an asset
Flexibility -- the ability to be flexible which includes occasionally working additional hours to meet company goals and deadlines
