Technical Practitioner Work • Reports: o Authors, reviews and signs off on appraisal reports using SME practitioner knowledge and expertise: o Based on analysis of financial models, qualitative & quantitative market analysis applies practitioner expertise to sign off on methodology selection, author reconciliation and conclusion section (incl final property value conclusion) o Review work of junior staff and all materials/market info prepared as it relates to the property under review in the report for accuracy and completion: qualitative & quantitative analysis as well as all tables and exhibits; ensures right market intelligence was used in analysis; signs off on final client materials o Contributes towards and authors small market studies upon client request • Analysis: o Applies practitioner expertise to review financial models used in quantitative analysis to generate valuation models: o Reviews methodology chosen and tests to confirm correct application was conducted o Extensive analysis for more complex properties relating to net operating income, operating expenses, and capitalization rates, units of comparison and appropriate market adjustments or adjustments for depreciation Site Inspections • Independently performs all types of property (land & building) inspections for the purposes of validating site specs/surveying the building or land (building type, description, land use etc.), taking measurements, photos etc. to be used in client reports. Client File/Project Management • Analyzing/determining scope of work and forecasting client needs after initial pitch has been done • Preparing and reviewing deliverables and client's timelines • Regularly communicates with clients to gather information, manage ongoing relationship and resolve issues; Escalates issues to next level of management as required Market Presence • Begins to build personal practitioner brand with clients Technical Management (supervising technical content) Job Title: Director (practitioner only) Reports to: Sr. Director (practitioner + mngt) Business Unit: RVA Canada Service Line/Department: Valuation and Appraisals (V&A) Last Revised: July 18, 2019 • Supervises client work prepared by junior staff to ensure client deadlines are met • Provide technical work direction & instructions • Review all reports/work that role is accountable for signing off on Job Summary: Reporting to the Senior Director of Valuations and Appraisals, the Director is responsible for applying subject matter expertise in financial modeling, as well as qualitative and quantitative market analysis, to support accurate and defensible valuation methodologies. The Director independently conducts site inspections, manages project deliverables, oversees the technical work of junior staff, and ensures the delivery of high-quality service to clients. Additionally, this role contributes to market studies and begins to establish a personal practitioner brand within the industry. Key Responsibilities: Apply subject matter expertise to financial models and market data to determine appropriate valuation methodologies and reconcile final property value conclusions Conduct extensive analysis of complex properties, including assessments of net operating income, operating expenses, capitalization rates, units of comparison, and depreciation adjustments Review and supervise the technical work of junior staff, including financial models, qualitative and quantitative analysis, and client-facing materials, ensuring accuracy, completeness, and alignment with valuation standards Sign off on final reports and client deliverables, ensuring the use of appropriate market intelligence and valuation methodology Independently perform property inspections (land and buildings) to validate site specifications, taking photographs and measurements to support valuation reports Analyze project scope and forecast client needs post-engagement; manage deliverables to align with client timelines and expectations Serve as the main point of contact for clients throughout project execution—gathering necessary information, managing relationships, and escalating issues when appropriate Contribute to and author small market studies in response to client requests Begin developing a personal practitioner brand and professional presence within the industry Key Qualifications: AACI, P.App Designation in good standing from the Appraisal Institute of Canada is required Bachelor’s degree required; preferred in Real Estate, Business/Commerce, or Economics Minimum 5 to 10 years of relevant experience in commercial real estate appraisal or consulting Candidate Member of the Appraisal Institute of Canada with at least 50% coursework completed Strong knowledge of appraisal methods, valuation principles, and real estate market dynamics Strong knowledge of Multi-Family Rental Properties, Seniors and Social Housing and Hotel/Resort Valuations considered an asset Proficient in financial modeling tools such as Excel and ARGUS; familiarity with Dyna and Marshall & Swift is an asset Proven expertise in valuation methodologies, financial modeling, and market analysis Strong analytical skills, particularly for complex commercial properties Experience reviewing and signing off on valuation reports and deliverables Ability to independently conduct and document detailed site inspections Excellent project and client management skills, with the ability to communicate effectively Demonstrated ability to lead and mentor junior staff in a technical capacity Professional presence and ability to begin establishing a personal brand with clients Attention to detail and commitment to delivering high-quality work What Altus Group offers: Rewarding performance: We are pleased to be able to provide employees competitive compensation, incentive and bonus plans, and a total rewards package that prioritizes their mental, physical and overall financial health.
