Low Tide Properties is a private real estate investment, development, and management company founded in 2011 and headquartered in Vancouver, Canada. Our mission is to own and manage a diverse portfolio of office, industrial, multifamily-rental, and retail properties, focusing on value creation over time for each property.

The Opportunity
This role is responsible for full cycle accounting for a portfolio of properties as well as other ad-hoc accounting duties. It’s essential in this role that the individual is someone looking to learn and grow within the field, who is a team player with a positive can-do attitude.
Responsibilities
Record Keeping
Prepare journal entries and conduct timely and accurate reconciliations of balance sheet accounts.
Perform monthly variance analysis against budget and prior periods.
Maintain fixed asset ledgers and applicable depreciation and amortization schedules.
Prepare and submit tax returns, liaising with CRA as required.
Produce monthly financial statements according to company’s policy and requirements.
Provide supplementary reporting as required.
Accounts Receivable & Tenant Administration
Review lease agreements and ensure accuracy of lease information on accounting system.
Review AR aging reports, working with wider business on long outstanding debts.
Raise and post monthly rent charges.
Produce tenant ledgers and statements as required.
Maintain rent rolls.
Perform accounting responsibilities for tenant changes (move in/out, extensions, etc.).
Accounts Payable
Monitor and review payables for coding accuracy.
Coordinate with multiple departments regarding determination and treatment of capital asset invoices
Accurately accrue for unpaid costs.
Cash Management
Prepare monthly bank reconciliations.
Assist in monitoring cash positions and preparation of cash distributions and funding requests.
Operating Budgets
Assist in preparing and reviewing annual budget.
Partner with wider office to provide analysis of actuals vs budget on a monthly basis.
Assist in reforecasting operating and capital costs.
Escalate budget overages and work with property managers to explain and/or resolve.
CAM Recoveries
Prepare year-end operating cost reconciliations for assigned properties.
Determine appropriate allocation of operating costs in accordance with lease agreements.
Review and follow-up status of operating cost reconciliation with property and asset management teams.
Prepare year-end reconciliation billings.
Qualifications
1 – 3 years of full-cycle property accounting experience, including preparing annual budgets and year-end CAM recoveries.
Post-secondary education in Finance, Accounting, or a relevant field.
CPA designation or working towards designation is an asset.
Intermediate skills in Microsoft Office (Word, Excel, Outlook).
Experience with Yardi Voyager 7s is preferred, but not required.
Exceptional verbal and written communication skills.
Ability to adjust time management to respond to prioritized tasks with varying deadlines.
Holds oneself to the highest level of integrity, accountability, and performance standards.
Detail-oriented with strong analytical and quantitative skills.
