Position Overview
Accountable for leasing a portfolio of properties to prospective tenants and retaining existing tenants through the provision of excellent service and relationship building initiatives. Manage budgets, income levels and profitability.

Key Responsibilities
Prepare market review analysis and lease proposals and submit recommendations to the Vice President, Leasing and President for review and approval
Prepare proposals, offers to lease, lease agreements, and other documents relating to existing and prospective tenants.
Liaise with prospective tenants, show spaces that are available or coming available for lease, provide information on unit sizes, pricing and ensure spaces are competitively priced and shown to their best advantage. Coordinate with the property manager for any outstanding maintenance and repair items that should be completed to enhance marketability of the space
Prepare marketing information pieces for distribution to Real Estate Brokers as required
Evaluate need to use Brokers in specific situations, negotiate listing agreements and manage their performance
Generate new prospects for available space by maintaining constant contact with tenants in the market for space, and real estate brokers through meetings, luncheons, presentations, mailings and organized events
Establish and enhance relationship with existing tenants through meetings, organized events regular communications etc.
Prepare weekly, monthly, quarterly and annual activity reports, lease summary reports, market reports and expiring lease analysis as required
Monitor vacancy rates in the Company’s portfolio and how that relates to the market in general
Maintain data base of CAM budgets for comparable properties, working with Property Management to ensure our portfolio remains competitive
Maintain data base of lease transaction details for Beedie properties and comparable properties
Approve purchase orders and invoices within signing authority
Understand development pro forma, annual operating budget and lender requirements as they relate to leasing activities (anticipated lease rates, lease-up periods, TI allowances, other inducements
Facilitate preparation and execution of all legal lease documents
Propose updates to legal documents as required
Negotiate all Lease options, amendments, buyouts, terminations etc.
Work cooperatively with internal team to prepare lease briefs for internal approval
Coordinate tenant improvement requirements of prospective tenants with the Property Manager and Tenant Improvement team, and monitor throughout construction process
Work with Marketing to develop appropriate marketing materials for leasing
Provide leadership, coaching and support to staff
Desired Skills and Experience
Bachelor’s degree or equivalent work experience required
Minimum of 10 years’ experience in leasing, sales, development, or related field
Exceptional contacts within the commercial industry and brokerage community
Excellent interpersonal and relationship building skill
Ability to understand market-driven specifics in terms of demographics
Excellent negotiation skills
Excellent verbal and written communication skills
Good problem solving and analytical skills
