Position Summary
Reporting to the Director, Operations, this position will provide assistance, guidance, and problem solving to ensure the efficient, safe and cost-effective completion of repairs and maintenance across the portfolio. This position is also required to, at times, provide hands-on maintenance and general up-keep of residential properties and assist commercial properties within Concert’s portfolio across ON.
Key Responsibilities
Assist with the compliance to Concerts policies and procedures to maintain standards, consistency, cost efficiencies, and ensure safety.
Perform inspections of all residential buildings including but not limited to lighting, mechanical rooms, janitor rooms, electrical rooms, telephone rooms, sprinkler rooms, lobbies, elevators, and all entrance doors. Ensure deficiencies are brought to the attention of the Community Manager, PM and/or Operations Manager.
Ensure that Concert’s standards for cleanliness and general building conditions for each property is maintained.
Ensure records, files and documentation is maintained accurately and timely in accordance with established procedures.
Oversee and complete preventive, routine and emergency maintenance as necessary.
Review work orders on Suitespot and review reports.
Troubleshoot on the job problems, concerns and complaints, ensuring effective resolution of each issue.
Troubleshoot mechanical issues identified by maintenance staff during routine building inspections.
Provide solutions for repairs or replacement of failed equipment.
Oversee and review mechanical repairs.
Oversee quality and efficiency of work for both employees and contractors. Accompany vendors and contractors while work is being completed or quotations obtained.
Review BAS for all buildings to ensure optimal operation.
Conduct routine inspections of renovated units to identify deficiencies and maintain consistency
Conduct regular residential vacant unit inspections.
Conduct regular retail vacant unit inspections.
Identify opportunities where sustainable practices and projects can feasibly be implemented.
Assist with procurement of supplies and services as required for site operations.
Assist with the implementation of any Capital projects at sites and assist when required by the Operations and/or Property Managers in tendering of capital projects.
Other Areas of Responsibility
Assist with the OH&S program for Property Management, which includes inspections, monitoring site safe work procedures, employee orientation and training, attending OH&S corporate committee meetings and coordination of programs with Ontario operations team.
Assist with the scheduling of mobile maintenance technicians, which will require meeting with the Property and/or Site Managers to evaluate the jobs required and the ability of the maintenance tech to complete such work.
Oversee the recruitment and onboarding of Mobile Maintenance Technicians and assist in the recruitment and onboarding of all Maintenance Technicians along with Operations Manager and/or Property Manager.
Minor electrical repairs such as changing various types of light bulbs, light switches, electrical outlets, and install light fixtures.
Minor plumbing repairs such as replace and repair of faucets, toilets and associated piping, unplug drains and service various plumbing components.
Minor hardware repair/replacement such as locks, door handles, and door closers.
Minor drywall repairs and plaster work, painting and minor millwork repair and replacement.
Required Knowledge & Skills
College Diploma in Mechanical, Electrical, Technology, or Facilities Management (or equivalent).
SMA (BOMA) or Building Environmental Systems 1 & 2.
5+ years in building operations (mechanical, electrical, HVAC, fire safety, DDC, access control)
Construction knowledge and ability to read drawings.
Residential experience preferred.
Skilled in plumbing, carpentry, HVAC, and general maintenance
Strong communication and customer service.
Ability to train others.
Effective time management and multitasking.
Mechanical, analytical, and problem-solving skills.
Proficient in Microsoft Word, Excel, and Outlook.
Valid driver’s license with clean record.
Clear criminal and credit background checks.
