Position Overview
We are seeking a highly skilled and hands-on Regional Maintenance Supervisor for Alberta and British Columbia to lead maintenance operations across a portfolio of 9–11 residential buildings.
This is not a traditional office-based supervisory role — the ideal candidate will spend 50% of their time on-site at properties, directly managing and executing major maintenance and capital projects, conducting assessments, and working side-by-side with local maintenance teams.
The successful candidate will bring strong technical expertise in HVAC, electrical, and plumbing systems, and will be expected to lead both strategically and physically, ensuring consistent standards of excellence across all locations. A trade certification (Red Seal or equivalent) is strongly preferred.
Key Responsibilities
Hands-On Project Execution (50% On-Site)
Lead and actively participate in major maintenance and capital projects
Provide technical expertise in HVAC diagnostics, mechanical retrofits, and equipment replacements
Conduct detailed property inspections across all sites
Leadership & Oversight:
Supervise, mentor, and coach local maintenance staff
Provide hands-on training, technical guidance, and performance evaluations
Act as the main liaison between site teams and senior management
Preventative Maintenance:
Develop and implement preventative maintenance programs for all core systems (HVAC, plumbing, electrical, and life safety)
Ensure compliance with WHMIS, Alberta OHS, and WorkSafeBC standards
Perform regular quality assurance inspections to maintain safety and efficiency
Standardization & Process Improvement:
Establish SOPs and technical standards across all properties
Identify inefficiencies and implement best practices to reduce downtime and costs
Duties Include:
Delegating and supervising daily, weekly, and monthly maintenance tasks
Performing property inspections (interior, exterior, common areas, landscaping)
Responding to escalated maintenance concerns and emergencies
Conducting drywall repairs, caulking, plumbing, painting, flooring, and appliance repairs
Maintaining HVAC, boilers, pumps, fan units, thermostats, control panels, and fire safety equipment
Performing groundskeeping tasks (snow/ice removal, debris cleanup, weeding, gutter cleaning, sprinkler maintenance)
Reporting defective materials, safety concerns, and unusual conditions promptly
We believe that by taking care of our team members, we create a positive atmosphere that benefits both our team members and guests. We want you to love coming to work and also find that working with Northland has a positive influence on your life outside of work.
