The Position
Cress Housing Corporation is an Indigenous-led, affordable housing provider supporting over 400 owned and managed residential units across Saskatoon. With a portfolio consisting of both subsidized and non-subsidized housing, Cress is committed to offering safe, comfortable, and affordable homes for low- to moderate-income Indigenous individuals and families.
The Maintenance Supervisor plays a key leadership role within the Property Management team. This position is responsible for planning, scheduling, and supervising the day-to-day work of the in-house maintenance team (9 staff) and external contractors, ensuring all repairs, renovations, and service requests are completed to a high standard and in alignment with Cress Housing’s policies, specifications, and regulatory requirements.
This role combines field supervision with administrative duties and is based at the Cress Housing workshop in Saskatoon. A reliable vehicle is required for daily use; mileage is reimbursed monthly through an app installed on a work-issued cellphone.
Responsibilities:
- Maintenance Operations & Repairs: Plan, assign, and supervise maintenance work for vacant and occupied properties. Ensure all tasks are completed according to Cress Housing standards, policies, and specifications. Engage and oversee contractors as required for specialized work. Coordinate cleaning, snow removal, and landscaping for various sites. Provide recommendations for process improvement and operational efficiency.
- Work Order Management: Review, categorize, and assign work orders including those identified through inspections. Monitor progress to ensure timely completion and resident satisfaction. Respond effectively to maintenance concerns raised by staff or tenants.
- Preventive Maintenance: Conduct routine inspections of buildings, grounds, and equipment to identify maintenance needs. Schedule and oversee recurring maintenance and annual inspections for all STC portfolio properties.
- Safety & Compliance: Promote a safe work environment and ensure compliance with safety procedures, building codes, and housing regulations. Ensure maintenance staff adhere to health and safety protocols while on duty.
- Yardi Implementation: Support the implementation of maintenance modules and activities for the department in collaboration with the Maintenance Manager.
- Time & Attendance: Oversee approvals for timecard entries and leave requests for the department.
- Documentation & Inventory: Utilize Yardi Voyager software to manage maintenance records, work orders, and service logs. Track inventory, tools, materials, and expenses in accordance with financial policies. Maintain an organized and safe workshop environment.
- Staff Supervision & Development: Provide coaching, support, and discipline when necessary to maintenance team members. Approve timecards and time-off requests. Identify training needs and support staff development through workshops or courses. Provide performance input to the Maintenance and Projects Manager.
- Collaboration & Communication: Coordinate projects with property management, contractors, and vendors. Ensure clear communication between departments and align with the goals of Cress Housing and the Saskatoon Tribal Council.
- Tenant Relations: Interact respectfully and professionally with tenants, addressing concerns with empathy. Promote positive tenant interactions by maintaining a respectful and confidential approach.
- Emergency Response: Attend after-hours emergencies as needed.
- Other Duties: Perform additional responsibilities as assigned by the Maintenance and Projects Manager or designate.
Education and Experience:
- High School Diploma required.
- Minimum 7 years of experience in general residential maintenance and repairs.
- Minimum 3 years of supervisory or leadership experience.
- Leadership or management training preferred.
- Technical training in Property/Building Management or Journeyperson trade status is an asset.
- Safety certifications (e.g., Leadership for Safety Excellence) are an asset.
- Understanding of First Nations communities, culture, and protocols is required.
- Experience working within a governance structure in a community development capacity with First Nations; familiarity with First Nations culture and history is considered an asset.
Knowledge, Skills and/or Abilities:
- Strong leadership, team-building, and mentoring abilities.
- Proficient in planning, scheduling, and executing maintenance and renovation work.
- Knowledge of trades including HVAC, electrical, plumbing, and carpentry.
Familiarity with workplace safety, building codes, and fire regulations:
- Strong administrative and computer skills (Microsoft Office; Yardi Voyager experience is an asset).
