What this job involves: JLL is seeking a Building Maintenance Operator to join our team in Ottawa, ON. This portfolio is located in an Industrial Park on the East Side (Innes Rd) and the successful candidate must be able to drive his/her own vehicle to the various properties. There is also one building on the West side. The properties total roughly 1 million sq. ft. and consists of mostly Industrial tenants, Labs, Offices, Manufacturing, Warehousing, as well as other supporting structures that are maintained by JLL on site. The role supports the Building Operator and Lead Building Operator. This role performs outdoor maintenance and cleaning, inspections and repairs to assigned property interior and exterior areas as required. What your day-to-day will look like: Maintains a clean and safe work environment. Perform weekly waste removal at all properties and keep clean the site of all litter and debris around the buildings and the parking lots. Perform routine repair, maintenance, restoration, and replacement of various components of the physical structure of the building’s exterior. Completes tasks that include but are not limited to; customer service requests, preventative and general maintenance as assigned. Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations. Assist the operations team in the maintenance and repair of building and equipment and/or as directed Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations. Assist Lead Operator and Building Operator with checks to malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition. Respond effectively to all emergencies. Participate in ongoing technical, safety, and operational process training programs as necessary. Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them. Complies with all policies for the safe storage, usage and disposal of hazardous materials, if required. Successfully complete daily/weekly work assignments. This position will have responsibilities at multiple buildings, a vehicle is required. Some overtime is to be expected. On-call rotation will commence after 3 months service. Documents work performance and materials procurement as directed. Complete Hazard Assessments as necessary. Be able to climb a 30 foot ladder and work on the roof if needed. Any and all other duties assigned. Required Qualifications: 3+ years of relevant experience in general building repair and maintenance. Position is performed inside and outdoors, must be willing to work in any weather conditions. High school diploma or equivalent. Strong communication skills, both oral and written. Basic computer skills required. Must have ability to regularly lift up to 25 lbs. and occasionally lift up to 50 lbs. Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle Position requires frequent climbing, bending, kneeling, lifting, and driving in order to perform various maintenance duties.
