QuadReal Property Group is looking for a Sales Manager to join our team in Toronto. Responsibilities: Execute sales strategies for various projects to meet established targets/metrics Assist in developing go-to-market strategies and ongoing sales plans to meet/exceed business plans for both individual communities and overall portfolio within QuadReal/Parkbridge’s portfolio. Co-manage the external Sales teams and administrators. Facilitate engaging sales talent, as required. Develop tools and training for use by sales staff on the benefits of land lease and Parkbridge communities. Work with VP of Sales to establish pricing for individual homes, with a focus on optimizing revenue and meeting/exceeding profit thresholds. Assist in developing, monitoring and reporting on sales release and pricing/incentive strategies to optimize revenues and absorptions during the full life of a community. Negotiate agreements of purchase and sale with external sales teams. Summarize extensions, amendments, terminations, deposit changes, etc. and provide recommendations based on competitive landscape Work with legal and VP of Sales to create agreements amendments and other sales documents, as required, prior to a launch for sale. Update or fill in agreements as needed throughout the sales cycle. Track performance of sales forecasts and other pertinent metrics against business plan targets. Execute on “Sales Launch Business Plans” alongside the marketing team, preparing and reviewing all necessary reports, direction and collateral prior to launch and during sales cycles of multiple projects. Monitor and report on sales plan throughout the community lifecycle and work with VP of sales on preparing reports to communicate and obtain approvals on new strategies. Provide competitive reports and contribute to input to the in-house product development team (sales/marketing, development and construction) to create optimal and high-demand floorplans and drawings. Create reports that track industry trends and competitor sales, marketing, and product platforms to inform sales strategies on a monthly and/or quarterly basis Have a strong understanding of customer excellence and service. Collaborate with various teams to ensure exceptional experiences for all buyers, before, during, and after the sale while meeting project metrics and objectives. Understand and work with various sales teams to ensure exceptional customer experience via the sales process. Work with sales teams to develop reporting on follow up for leads in a timely and efficient manner (via CRM tool). Have the ability to manage leads as needed. Oversee sales presentation centers and model homes operations to ensure cleanliness, functionality, and a positive image. Experience and Qualifications: Minimum of 5–8 years of progressive experience in real estate sales or project management, preferably within low-rise (townhomes and detached developments) and Mid-Rise - high-rise condominium or mixed-use projects. Proven track record of meeting or exceeding sales targets. Proven success in leading and managing sales teams to achieve or exceed sales targets. Demonstrated experience in project-based selling, including pre-selling, launch coordination, and buyer handover for vertical and horizontal developments. Track record of building and maintaining strong relationships with developers, brokers, investors, and key clients. Familiarity with local real estate markets, laws, and industry trends. Experience collaborating with marketing, construction, and finance teams to align sales strategies with overall business objectives. Familiarity with local real estate markets, laws, and industry trends. Background in client relationship management and negotiation. Strong understanding of real estate project lifecycles, including market research, pricing strategy, inventory management, and contract negotiation. Expertise in low-rise and high-rise market segmentation, including buyer demographics, investment trends, and financing structures.
