The Building Operations Service Manager is responsible for delivering an exceptional resident experience through the efficient maintenance of suites, common areas, and building systems. This role oversees preventive, corrective, and emergency maintenance, ensuring compliance with safety standards and risk management practices.
The position reports directly to the Property Manager.
RESPONSABILITIES
Operations
Manage daily operation and maintenance of mechanical, electrical, and life safety systems.
Create and update preventive and routine maintenance work orders in Yardi.
Perform inspections, boiler and safety checks; document findings.
Troubleshoot maintenance issues and respond to emergencies.
Ensure suites are rent-ready and common areas are clean and safe.
Conduct life safety equipment testing and evacuation drills per fire code.
Maintain water treatment systems and logs.
Gather quotes for annual contracts (snow removal, HVAC, plumbing) and recommend to Property Manager.
Administration & Reporting
Complete work order documentation promptly.
Maintain logs for mechanical equipment and seasonal snow removal.
Ensure compliance with environmental, LEED, and energy efficiency standards.
Keep service records and preventive maintenance schedules up to date.
Customer Service
Provide excellent resident relations and conflict resolution.
Document and address complaints and emergencies promptly.
Support community events and resident satisfaction initiatives.
Leadership
Coach, motivate, and supervise staff; set annual goals.
Schedule shifts and on-call rotations; approve time-off requests.
Ensure OHSA and WHMIS compliance; arrange training as needed.
Monitor contractor work quality and safety; accompany vendors when required.
Hold regular team meetings.
QUALIFICATIONS
Education & Certifications
High school diploma; HVAC courses or certification preferred.
OHSA, WHMIS, First Aid; Class 5 Power Engineering (Class 4/3 an asset).
Experience
5+ years in building operations (mechanical, fire safety, electrical, HVAC).
Ability to read construction drawings; hospitality experience an asset.
Skills
Strong communication, leadership, and organizational skills.
Proficient in Microsoft Office, Yardi, and mobile apps.
Other Requirements
Own hand tools; valid driver’s license and vehicle.
Flexible availability (month-end, weekends, holidays).
Bilingual (French/English).
