This role will manage multiple projects through all stages of the development cycle – design, entitlements, servicing, home construction, sales, occupancy, warranty, and turnover. While primarily focused on low-rise residential, the Manager may also assist with other QuadReal development projects, including master-planned communities, multi-family residential, industrial, retail, mixed-use, and office. This position is ideal for a professional with approximately 4-6 years of experience across the full development cycle of low-rise residential sector who is ready to take on more responsibility. The successful candidate will be passionate, highly organized, detail-oriented, and able to thrive in a fast-paced environment while driving tasks to completion with strong problem-solving and decision-making skills. Responsibilities Deliver projects on time and on budget by coordinating with partners throughout the development cycle, including feasibility analysis, consultant management, design development, construction and occupancy. Establish and manage detailed project schedules. Collaborate with analysts to maintain robust financial models for development projects. Work effectively with municipal staff to manage approvals and secure permits and entitlements. Deliver serviced land and building permit-ready lots as per project requirements. Manage the hiring and coordination of project consultants across all stages of development. Prepare regular progress reports on entitlement and active development projects. Review consultant and contractor invoices for accuracy and completeness against budgets and commitments. Track and review project funding, land value, and municipal securities/LCs. Engage and collaborate with residential sales, marketing, and construction teams to ensure that project is on budget and being executed well. Stay current on federal, provincial, and local initiatives, regulations, and policies. Work across various municipalities in Ontario and, as needed, in Western Canada. Adhere to QuadReal processes and policies while contributing to continuous improvement initiatives. Provide mentorship and act as a trusted, resourceful member of the Development Team. Qualifications Education: University undergraduate degree, preferably in Architecture, Commerce, Engineering, Urban Land Economics, Land Use Planning, or a related real estate field. Experience: 4-6 years of relevant real estate industry experience with exposure to the full development cycle, preferably in a real estate development company or similar firm. Analytical: Strong quantitative skills; detail-oriented and adept at handling complex data. Experience with pro-formas and budget management is required. Communication: Excellent verbal and written communication skills, with the ability to present results clearly and effectively. Organization: Demonstrated ability to take initiative and deliver high-quality work with minimal supervision. Skilled at prioritizing multiple demands, managing time effectively, and adapting to change in a fast-paced environment. Strong attention to detail while maintaining a strategic perspective. Software: Advanced proficiency in Excel, PowerPoint, Word, and Microsoft Project/Primavera (or similar). Yardi experience is also beneficial.
