The Building Operator is an intermediate level building operator providing operational and technical support as a member of a building operations team in Toronto. The Building Operator may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Building Operator is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

What you will do:
Perform testing, inspect buildings, and maintain documentation on building condition, drawings, etc.
Work with contractors to complete repairs, obtain pricing and manage maintenance service agreements on site.
Be a liaison with contractors for construction projects.
Maintain climate / environmental control (BAS) and other mechanical systems within the building.
Participate in the on-call rotation which may include all buildings in the portfolio.
Work collaboratively with other members of the operations team.
Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
Assist with environmental assessments, indoor air quality audits and other reporting studies / investigations.
participate in corporate occupational health and safety program.
assist with waste, recycling, and hazardous materials issues.
monitor computerized control systems.
respond to tenant service requests and provide excellent customer service when interacting with all tenants and the general public
assist with insurance and risk management inspections, remedial actions, and reporting.
remain current and up to date with new industry practices, legislative changes, and new technologies.

Who You Are:
Technical Qualifications - The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency:
BES Class 2 certification is an asset
minimum of 3 years direct work experience in junior or intermediate position in commercial building operations.
Intermediate level skills in Microsoft Office.

Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion, sound administrative and organizational skills.

Police Clearance – A criminal verification check is required for employment.
