PROFILE SUMMARY

From tackling day-to-day repairs to preparing suites for new move-ins, your work will directly impact the comfort and satisfaction of our community. KEY ACCOUNTABILITIES
Resident Service & Repairs
Respond promptly and professionally to resident service requests and maintenance issues.
Troubleshoot and repair residential systems including plumbing, electrical, HVAC, and appliances.
Accurately describe mechanical or electrical issues to external contractors.
Suite Turnovers & Unit Preparation
Lead suite turnover activities, including:
Repainting walls, trim, and ceilings.
Patching drywall holes or cracks.
Replacing or repairing flooring, fixtures, and appliances.
Ensuring units meet move-in standards and are clean and presentable.
General Maintenance & Upkeep
Perform general carpentry, drywall repair, tiling, and painting.
Conduct routine inspections of suites, common areas, and building systems.
Carry out seasonal duties such as snow removal and landscaping.
Assist with renovations and upgrades to suites and common areas.
Diagnostics & Emergency Response
Trace water leaks and diagnose issues with residential appliances (e.g., dishwashers, washing machines, dryers).
Shut off water supply or heating/cooling loops to tenant spaces when necessary.
Diagnose and bypass failed hot water tanks.
Provide after-hours emergency maintenance coverage.
Documentation & Compliance
Maintain organized records of completed work and materials used.
Ensure compliance with safety procedures, building codes, and company policies
QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
Technical Skills & Trade Expertise
Experience in building maintenance or a related trade, ideally within a residential or multi-unit housing environment.
Experience working with HVAC systems, electrical and plumbing repairs, and general carpentry.
Strong skills in painting, drywall, and general repairs.
Experience in toilet repairs, including flush mechanisms and wax seals.
Ability to diagnose lighting issues and perform common electrical repairs.
Skilled in tracing leaks and evaluating mechanical systems.
Ability to read and use a voltmeter and circuit tracer for electrical diagnostics.
Proficient in the use of hand and power tools including reciprocating saws and circular saws.
Technology & Systems Knowledge
Familiarity with modern building technologies—such as automated security systems and energy management tools.
Comfortable using a Computerized Maintenance Management System (CMMS).
Familiarity with work order systems or property management software (preferred).
Proficient with Microsoft Word and Excel.
Safety & Compliance
A strong understanding of safety protocols and building code compliance, especially in larger or more complex properties.
WHMIS, First Aid, or other safety certifications (preferred).
Comfortable using tools and maintenance equipment safely.
Communication & Collaboration
Comfortable describing technical issues clearly to third-party contractors.
Good communication skills and a customer service mindset.
Work Ethic & Independence
Ability to work independently, manage time effectively, and prioritize tasks.
Valid driver’s license and reliable transportation (if applicable).
Maintenance experience in residential or property management settings (preferred).
WORK ENVIRONMENT
Physically capable of lifting up to 50 lbs and performing tasks such as climbing, crouching, and standing for extended periods.
Work is performed both indoors and outdoors, often in occupied residential units. Travel between sites may be required; therefore, a valid driver’s license and reliable transportation are essential. The role involves physical tasks and exposure to varying weather conditions.
The expected work schedule for this role is Thursday to Monday, from 8:00 am to 4:30 pm, plus support for after hours emergencies.
EXPECTED COMPENSATION
Annual Base Salary: The expected salary range for this role is $54,000 - $63,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
