Position Summary:
We are seeking a dedicated and hands-on Maintenance Technician to join our team and support the day-to-day operations of our BC residential portfolios. Reporting directly to the Operations Supervisor, this role plays a critical part in maintaining a high standard of property care that enhances curb appeal, ensures tenant satisfaction, and upholds Concert’s reputation for exceptional service. The ideal candidate is solutions-oriented, technically skilled, and comfortable working across multiple sites, as this position requires regular travel between properties.
Key Responsibilities:
General Maintenance & Repairs
Complete maintenance requests and work orders assigned by the Community Manager or Maintenance Technician Lead.
Perform hands-on repairs, including but not limited to:
Electrical: Replace light bulbs, switches, outlets, ballasts (up to 120V), and light fixtures.
Plumbing: Repair faucets, toilets, piping, and clear drains.
Hardware: Install/repair locks, door handles, and closers.
General Repairs: Drywall patching, painting, minor millwork, grouting, flooring, and door repairs.
Inspections & Preventative Maintenance
Conduct regular building and grounds walkthroughs; identify and address minor issues or escalate major concerns (e.g., HVAC, security, property damage).
Perform daily checks on mechanical, electrical, and rooftop systems, elevator rooms, and related equipment.
Monitor and update automated building systems, access control, and CCTV as required.
Suite Turnovers & Contractor Support
Assist in preparing vacant suites for occupancy, coordinating necessary repairs and scheduling sub-trades when needed.
Support contractors by managing access, monitoring work, and ensuring compliance with safety and quality standards.
Maintain clean, organized workspaces and storage areas.
Emergency & Safety Response
Participate in fire and life safety procedures, drills, and monthly generator testing.
Respond to emergencies (e.g., break-ins, floods, fire alarms) and complete detailed incident reports.
Share in after-hours on-call responsibilities as part of a rotation schedule.
Grounds & Common Areas
Assist with upkeep of exterior grounds, including snow/ice removal and general cleaning of parkades, sidewalks, and garbage/compactor rooms.
Report and address cleaning deficiencies when janitorial staff are unavailable.
Administration & Inventory
Maintain accurate records of inspections, service requests, incident reports, and contractor activity.
Monitor inventory levels and, with manager approval, issue purchase orders for maintenance supplies and services.
Required knowledge skills and abilities:
Hold a valid Class 5 drivers license
Physically able to perform all maintenance tasks (lifting, climbing, etc.)
Strong communication skills in English (oral and written)
Interpersonal and customer service skills with a professional demeanor
Good computer proficiency (Outlook, Word, Excel; smartphone usage)
Working knowledge of building systems, general repairs, and maintenance procedures
Familiarity with applicable legislation: Residential Tenancy Act (BC), Human Rights Code, PIPA, Fire Code, and WorkSafeBC regulations
Proven ability to prioritize, multitask, and meet deadlines under pressure
