Franklin Real Asset Advisors seeks a Research Analyst to execute due diligence of both direct and fund investments in real assets. This individual will report to the Managing Director and work alongside other real asset team members to drive full investment lifecycle activities — including diligence execution, valuation, financial modeling, and executive engagement — in support of our investment mandates. This role will help expand FRAA’s capabilities across private real estate, infrastructure and natural resources—ideal for a candidate with broad experience and specialist capabilities related to real asset investing. The ideal candidate will possess 3-5 years of experience in financial analysis, with experience building and reviewing financial models, preparing investment committee memoranda, and managing deal execution logistics. Strong underwriting skills, familiarity with private real assets, and exceptional communication abilities are essential. This role involves close collaboration with internal investment team members and external GPs. Core Functional Responsibilities Oversee and coordinate the investment lifecycle across co-investments, fund investments (primaries and secondaries), ensuring alignment with strategic portfolio objectives. Lead due diligence on prospective investments, including managing the underwriting process, securing approvals, and executing. Takes a lead analyst role of assigned investment strategies, while also serving as the analyst on others. Identifies and recommends investments and performs comprehensive due diligence including investment research, operational, sustainability, risk, and portfolio construction due diligence across a broad cross section of real asset equity and debt investments. Builds and reviews financial models, prepares Investment Committee Memoranda, and manages deal execution logistics including counterparty communications. Partner with internal and external parties and sub-advisors to screen, select, and monitor investments aligned with portfolio objectives. Support ongoing monitoring, valuation oversight, and reporting on portfolio holdings, subadvisors and external managers. Represent FRAA in client meetings, due diligence sessions, and internal and external stakeholder discussions. Technical Competencies Delivered financial models and analysis, and desktop valuation modeling. Experience and underwriting proficiency with respect to private markets co-investments and fund investments, including assessing GP capabilities, deal and fund structures, and financial terms. Understanding of real asset classes and sub-sectors and asset types. Designed and delivered an underwriting framework, including diligence tools and project management protocols. Interpersonal and Client-Facing Skills Exceptional communication skills, with the ability to effectively and persuasively engage with internal stakeholders and external clients. Professional demeanor and credibility suitable for client meetings, presentations, and due diligence interactions. Strong relationship-building skills for effective collaboration with external GPs, internal teams, and institutional investors. Demonstrated professionalism and integrity in fiduciary roles. Preferred Experience and Qualifications 3-5 years of private markets or corporate finance investing experience, with exposure to real assets. Experience in financial analysis, financial modeling (3-statement, scenario, sensitivity), valuations (DCF, comps, precedent, liquidation, etc.) and capital markets analysis. Successful collaboration with multi-asset or cross-functional investment teams.
