Program Overview – Housing Operations, Housing & Homelessness Services
(1070 Queen Street East, Toronto, ON)
Building Services is responsible for preventative and emergency maintenance at WoodGreen owned, leased, and managed properties, including janitorial, grounds keeping, and security. The program is responsible for preparing residential suites for new occupants; supervising and carrying out upgrades to offices and properties; and providing physical support to WoodGreen programs and services, as well as ensuring all applicable codes, standards, and policies are met and adhered to.
The Building Operator reports to the Manager, Maintenance Services and is responsible for the maintenance and repair of equipment, property, and buildings owned or managed by WoodGreen. This role requires performing duties professionally and in accordance with schedules and directions set by Building Services management. Responsibilities apply across all WoodGreen sites and must align with organizational policies, standards, and all applicable codes.
Working closely with the Building Services team, other staff, residents, volunteers, contractors, and officials, the Building Operator ensures smooth operations and compliance. The position may involve assignments at various sites, overtime during emergencies, and participation in on-call duties after hours on a rotational basis, in addition to regular weekly hours.
What You Will Do
General Maintenance
Perform skilled and semi-skilled tasks in the installation, operation, and repair of mechanical and electrical equipment related to general building maintenance.
Carry out preventive and corrective maintenance on all WoodGreen building structures, systems, equipment, and furnishings.
Mechanical Equipment
Maintain and repair Make-Up Air Units, Rooftop Units, chillers, fan coils, heat pumps, sump pumps, boilers, water supply equipment, door operators, compactors, and exhaust fans.
Appliances
Service refrigerators, stoves, ovens, vacuums, buffers, and similar equipment.
Plumbing Components
Repair toilets, bathtubs, sinks, valves, shut-offs, pipes, and pumps.
Carpentry
Work on doors, countertops, cupboards, closets, windows, walls, and flooring.
Security Components
Maintain keys, locks, and door hardware.
Inspections and Reporting
Provide accurate information to management and contractors when reporting problems.
Conduct inspections on building systems and equipment, including mechanical, plumbing, HVAC, electrical, structural, life safety, and security systems.
Recommend repairs or physical changes to building systems for improved operation.
Additional Tasks
Replace filters and complete drywalling and painting.
Operate tools and equipment such as multi-testers, amp probes, and power tools.
Operate and maintain a John Deere garden tractor.
Assist tradespeople and work with outside contractors for smooth operation and in emergencies.
What You Bring to the Team
Completed secondary school and hold a technician qualification in a building trade or possess an equivalent combination of education and experience.
Skilled in the maintenance and operation of large, computerized commercial buildings.
Knowledge and experience working with air distribution systems related to modern air conditioning.
Experience maintaining pumps and large air-handling equipment.
Valid Province of Ontario Class “G” Driver’s License (must be maintained in good standing).
Strong understanding of the operation and maintenance of heating boilers, chemical treatment of chilled and hot water systems, building electrical systems, UPS power systems, fire safety equipment, and fire suppression systems.

Capable of performing physical tasks such as lifting, pushing, and pulling heavy items, bending, squatting, and climbing ladders or stairs, with or without reasonable accommodation.
Comfortable walking and standing for extended periods.
Able to read and interpret blueprints and technical manuals.
Maintains positive and effective working relationships with colleagues.
Knowledgeable about automatic heating and cooling controls, including pneumatic systems.
Skilled in operating motorized equipment safely.
