Position Overview
We are seeking an experienced, detail-oriented, and highly organized Residential Property Manager to oversee a portfolio of residential properties. The ideal candidate will be responsible for maintaining property operations, ensuring tenant satisfaction, and managing day-to-day administrative tasks to ensure compliance with regulations. This position requires excellent communication skills, problem-solving abilities, and a passion for delivering top-tier customer service to both residents and property owners.
Key Responsibilities
Property Management and Operations
Serve as the primary contact for the property and ownership.
Manage all on-site staff.
Oversee maintenance programs and site equipment.
Negotiate and manage vendor contracts.
Ensure all property management policies, procedures, and operations are conducted effectively and in accordance with Alberta laws.
Financial Management
Responsible for the creation and monitoring of property budgets and proposals for major capital renovations.
Monitor, analyze, and report monthly on the operating budget to ensure revenues and expenses are on target and resources are being used efficiently.
Tenant Relations
Manage the performance of tenant repairs and service requests to ensure a consistently high level of service is always provided.
Oversee all monthly move-ins/move-outs and ensure units are rent-ready for timely turnovers.
Responsible for tenant relation functions, including the timely collection of rent and ensuring tenants’ adherence to lease obligations.
Plan and execute tenant events and engagement programs.
Qualifications
4+ years of residential property management experience.
Proven experience managing capital projects.
Proven budgeting experience.
Previous experience sourcing vendors.
Solid understanding of lease agreements and the Residential Tenancies Act (RTA).
Basic knowledge of building systems (electrical, plumbing, sprinkler, life safety, HVAC, landscaping, snow removal, caretaking).
Proficient in Microsoft Office 365.
Experience with Yardi Voyager is an asset.
