QuadReal: Excellence lives here. www.quadreal.com Role Description The Building Operator, Level 3 is a position responsible for providing operational and technical support by performing maintenance and repairs for the retail shopping centre. Reporting to the Contracts Manager, the Building Operator, Level 3 ensures that the shopping centre and related buildings are managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. Responsibilities: General Maintenance & Repairs Perform routine maintenance, activities such as light bulb replacements, drywall repair, minor plumbing, electrical, graffiti removal, painting, pressure washing, repair furniture and fixtures and perform other repairs, etc. Assist with waste, recycling, and hazardous materials handling, deliveries and inventory management. Assist in coordinating and overseeing Service Contracts including but not limited to: snow removal, waste management, pest control, skylight and glazing cleaning/maintenance, compactor and composter repairs. Assist and/or lead event setup & takedowns and other Marketing events to ensure they are completed to Oakridge Park standards. Respond promptly to tenant Work Orders and service requests. Assist with seasonal requirements such as snow removal, salting, planting, and watering. Annual setup and removal of park & patio furniture and decoration. Preventative Maintenance Conduct routine property inspections and perform scheduled preventative maintenance on various building systems, equipment, and structure to include windows, doors, floors and carpeting, parking lot and walkways, etc. Perform weekly, bi-weekly, and monthly testing as required, including fire drills. Keeping accurate records of work orders and maintenance reports in a computerized system. Monitor computerized control systems within the building. Perform other related duties as assigned. Health and Safety/Continuous Improvement Participate in Occupational Health and Safety programs. Ensure adherence to all health, safety, and security procedures, reporting concerns as needed. Stay current with industry best practices, legislative updates, and new technologies. Participate in QuadReal training programs to enhance knowledge and ensure compliance with standard operating procedures. Qualifications & Experience: 1-2 years of related maintenance experience (building operations experience is an asset but not required). 5th Class Power Engineer (or equivalent) or working towards a Journeyman Certification. Related experience in general carpentry, plumbing, and other trades an asset. Scissor lift and boom lift certificate and training an asset but not required. Knowledge of tools, materials, and methods used in building maintenance. Capable of physical effort, including lifting, moving quickly in emergencies, and working in various weather conditions. Be available for on-call and after-hours emergencies, including emergency repairs and response coordination. Basic proficiency in Microsoft Office Suite and familiarity with computerized maintenance systems. Valid driver’s license. Communication & Relationship Skills / Personal Character Traits- Strong communicator, both written and verbal, at all company levels; self-motivated, ethical team player focused on personal growth. Excellent customer service skills with a professional, responsive demeanor. Time Management / Working Environment - Skilled at managing time, meeting tight deadlines, and working under pressure to deliver quality results. Able to handle multiple priorities, adapt to change, and maintain focus in stressful, emergency, or conflict situations. Comfortable with occasional maintenance in challenging conditions, after-hours emergencies, and moderate physical exertion. Thrives in fast-paced environments. Decision Making Skills – Ability to problem-solve through facts and reasoning, with a strategic approach to achieving goals and overcoming challenges. The expected annualized base pay range for this role is $64,000 to $67,000. The actual salary offered will take into consideration a wide array of factors including but not limited to the individual’s skill, experience, education, training, market compensation of the role, as well as consideration to internal equity.
